Altea property search
Villas in Altea sit above the town rather than in it — on the slopes of Sierra de Altea, along the hillsides towards Mascarat, and scattered through the older urbanisations. What you gain is space, a plot and a view. What you accept is that you will drive.
Local insight
The town centre has almost no detached houses, so villa buyers are really choosing between distinct hillside pockets. Sierra de Altea rises behind the town, with mature gardens, established roads and long views across the bay. The slopes towards Mascarat and the Sierra de Bernia are more dramatic and more private, with larger plots and steeper access. Sierra Altea Golf sits inland around the course, greener and more sheltered, popular with buyers who want a garden that behaves like a garden rather than a terraced rock face. Each pocket has a different character, and the drive time to the seafront varies from five minutes to twenty.
Quick FAQ
Plot and outlook do most of the work. A level plot is worth noticeably more than a steep one, because it means a usable garden, a pool that sits in the right place, and no retaining walls to maintain. Orientation matters next: south and southwest give you the bay and the sunsets, while north-facing slopes are cooler and cheaper for good reason. After that comes the quality of the view — an open panorama over the bay towards the Peñón de Ifach is a different asset from a partial sea glimpse between neighbours. Age matters less than you would think. Many of the best-positioned villas here date from the eighties and nineties and are worth renovating rather than replacing.
Mostly people who already know the town and have decided they want to be near it without being in it. Families relocating permanently are the largest group, and they tend to prioritise a level garden, four bedrooms and proximity to the international schools around Alfaz del Pi and Albir. A second group is downsizing from somewhere larger elsewhere in Spain and wants a single-level house — genuinely scarce on these slopes and worth searching patiently for. A third is buying to renovate, attracted by well-sited older properties at prices that leave room for the work. If you want to walk to a restaurant in the evening, a villa here is the wrong choice.
From most Altea villa locations you are five to fifteen minutes by car from the seafront and old town, twenty from Calpe, and around fifty minutes from Alicante airport. The international schools at Albir and Alfaz del Pi are ten to twenty minutes depending on which slope you are on, which matters if you are relocating with children. Supermarkets cluster along the N-332 at the bottom of the hill. The roads up are narrow in places and the last stretch to some properties is steep — worth driving in the wet before committing, because a road that feels charming in June feels different in a November storm.
Ask for the catastral and Land Registry descriptions and compare them with what is physically there. Pools, terraces, glazed porches and pool houses are frequently added without registration on this coast, and while it is usually resolvable, it is far cheaper to resolve before you buy than after. Confirm the water supply and drainage arrangement, particularly on older properties outside a formal urbanisation. If the plot is terraced, have someone competent look at the retaining walls. And check the access road's legal status — some hillside properties are reached over private roads with shared maintenance obligations that are not always obvious from the listing.
