It helps to understand the shape of the place. Altea Hills is a private urbanisation of roughly 800 homes climbing the hillside between the Sierra de Bernia and the sea, with controlled access and 24-hour security. The terraced layout is the whole point: plots step down the slope so that each level keeps an open view over the bay towards the Benidorm skyline. Inside the gates there are landscaped green zones, tennis courts, children's playgrounds and several communal pools serving the apartment complexes. Altea Hills spans a wider range than most people expect, which is why it repays a proper look rather than a quick filter. At the entry level you will find apartments and townhouses in the established communal developments, many recently renovated and sold with parking and a pool. In the middle sit semi-detached houses and the smaller detached villas, typically three bedrooms with a terrace facing the water. Above that are the individually commissioned villas, where plot size, orientation and architect matter more than square metres. Building plots also come up regularly, some sold with a licensed project ready to build. Two homes with the same floor area can differ substantially in price here, and the reason is almost always orientation and the quality of the view.
In our experience three groups buy here, and they want different things. Northern and Eastern European couples relocating for the Mediterranean lifestyle tend to prioritise turnkey condition, security and a home that works through the winter as well as August. Second-home owners want lock-up-and-leave simplicity, which pushes them towards the apartment complexes with managed communal areas. Then there are buyers building or heavily renovating, drawn by the plots and the freedom to design around a specific view. What unites them is a preference for privacy over proximity to nightlife. If you want to walk to bars and restaurants, the old town of Altea suits you better. If you want quiet, space and an open horizon, this is the right hillside.
Altea Hills sits just off the N-332, which makes the practical geography straightforward. The beach and the Campomanes marina at Marina Greenwich are around five minutes by car, with a cluster of seafood restaurants and chill-out bars along the port. The old town of Altea, with its whitewashed streets and the blue-domed church, is roughly ten minutes. Don Cayo golf club is a similar distance. Calpe is fifteen minutes north, Benidorm about the same to the south. Alicante–Elche airport is around 45 to 50 minutes on the motorway, and Valencia is a little over an hour and a half. A car is genuinely necessary here — the hillside is steep and the urbanisation is not walkable to town.
A few things are specific to this urbanisation. Every property carries a community fee covering security, green zones and shared facilities, and it varies meaningfully between the villa plots and the apartment complexes — worth confirming early, because it affects the running cost more than buyers expect. Building on a plot is governed by fixed parameters for occupancy, buildable area, height and setbacks from the street and neighbouring plots, so what you can construct is knowable before you commit. If you are buying from outside Spain you will need an NIE number, and we would always suggest an independent lawyer rather than one introduced by the seller.
