Three things, and only one is obvious. Breadth matters — an uninterrupted sweep of bay is a different asset from a slice of sea between rooftops, and listings describe both as sea view. Orientation matters more than most buyers realise, because a view you face into the afternoon sun is one you squint at. But the factor most often missed is permanence: whether anything can be built between you and the water. On a terraced hillside like Altea Hills the layout protects sightlines by design. On an open slope with undeveloped plots below, your view exists at the discretion of whoever buys them.

It is routinely the single largest price differentiator between otherwise comparable properties here — larger than an extra bedroom, larger than fifty square metres of floor area. Two houses of identical size on the same street can sit far apart in price because one faces the bay and the other faces the hillside. That is rational: the view is the reason to be on this coast rather than any other, and it cannot be added later. It also means a view is the most defensible part of a property's value in a soft market, and the part you should be least willing to compromise on if you intend to sell one day.
Most buyers arrive wanting sea and leave having considered both. The sea view is what brought them, and from the Altea and Calpe hillsides it is spectacular — the bay, the Peñón de Ifach, the Benidorm skyline at night. But the mountain views here are genuinely striking too: the Puig Campana above Finestrat with its cleft summit, the Sierra de Bernia behind Altea and Mascarat. Many of the best properties on this coast offer both from the same terrace, which is characteristic of Finestrat and parts of Altea Hills. Buyers who plan to live here permanently often come to value the mountains more than they expected.
Altea Hills is terraced specifically so each level keeps the bay in sight, with the Benidorm skyline across the water. Calpe's hillsides give you the Peñón de Ifach in profile, which is the most dramatic single feature on this coast. Mascarat looks straight down onto coves and open sea from the cliffs. Finestrat and Sierra Cortina combine the Benidorm bay with the Puig Campana rising directly behind. Altea's seafront apartments give you the water at eye level rather than from above, which is a quite different pleasure. Benidorm's upper floors offer the widest panorama of all.
Ask the town hall, through your lawyer, what can be built on the land between the property and the sea. Undeveloped plots below you carry buildable parameters exactly as yours does, and a house that appears to have an open outlook may simply have neighbours who have not built yet. In an urbanisation, check whether the layout and height limits structurally protect sightlines. Visit at different times of day — a view into the afternoon sun reads very differently at eleven and at six. And visit in winter if you can, since vegetation and haze change what you see. Never take a photograph's framing as representative.
