What differs between the villa areas
The house may look similar in photographs; the setting will not. A villa in Altea Hills sits inside a gated urbanisation with 24-hour security, communal tennis courts and a five-minute drive to the beach. One in Sierra de Altea gives you a mature garden and a real town ten minutes below. Mascarat puts you on a cliff above small coves with two marinas nearby and almost nothing else. Calpe's hillsides deliver the Peñón view at better value. Finestrat and Sierra Cortina offer newer, better-insulated houses with the shortest airport transfer. Choose the setting first and the house second.

What a villa costs by season
July and August dominate the calendar and the pricing, with weekly rates and the heaviest premiums on houses sleeping eight or more with a good pool. Book these months ahead — availability, not price, is the binding constraint. The shoulder months of May, June, September and October are far better value and, for most people, more comfortable: the sea holds its warmth into October and the terraces are usable all day rather than only in the evening. Winter lets from November to March are priced monthly and are the cheapest way to spend real time here. Heated pools, bedroom count and the quality of the outlook are the main levers within any season.
Who rents villas here
Families and multi-generational groups make up most of the summer market, for the obvious reason that one house with a pool works better for eight people than three apartments. Prospective buyers form a serious second group, and specifically those already fairly sure they want a house rather than an apartment — a season in a villa is the fastest way to learn whether the maintenance, the driving and the isolation suit you. A third is people staying for extended periods, often working remotely, who want a room to work in and a garden to step into. Anyone who would rather not drive at all should be renting in a town instead.
Practicalities of a villa stay
All of these are hillside locations and all of them need a car; for a group, two cars is usually more comfortable than one. Expect five to fifteen minutes to the nearest beach depending on the area, and airport transfers of roughly 40 minutes from Finestrat, 50 from Altea and Altea Hills, and 55 from Calpe and Mascarat. Access roads vary considerably: the Finestrat and Sierra Cortina urbanisations are modern and wide, while the older hillsides above Altea and Calpe are narrow and steep in places. Worth knowing if you are arriving in a large hire car.
Booking a villa here
Short lets require a valid tourist licence and you should expect to see one referenced. For July and August, book several months out; the better houses go early and there is little room to negotiate. Winter and seasonal terms are more flexible. Establish what is included — pool maintenance and gardening are normally the owner's responsibility and utilities the tenant's, but confirm it in writing. For any stay between November and March, ask specifically about heating: a large house with extensive glazing is glorious in October and can be genuinely cold in January if it relies on reversible air conditioning alone.
