Altea Hills property search
A villa here means a private pool, a terrace facing the bay, and enough space for two generations to share a house without living on top of each other. Browse villas available to rent across the gated urbanisation, for a summer fortnight or a full season.
Local insight
The appeal is straightforward: outdoor space you control. Most villas in Altea Hills have a private pool, a covered terrace for eating outside in the heat of the day, and an open terrace positioned for the view. Because the urbanisation is terraced, you are rarely overlooked, which matters more on a long stay than on a weekend. Houses are usually arranged over several levels, often with a self-contained lower floor that works well for visiting family. Inside the gates you also have 24-hour security, landscaped green zones, tennis courts and children's playgrounds, so a villa here suits groups and families in a way a town apartment cannot.
Quick FAQ
Season is the dominant factor and the gap is wide. July and August are priced weekly and command a substantial premium, particularly for villas that sleep eight or more with a good pool. Shoulder months in May, June, September and October are noticeably better value and, for most people, more pleasant — the sea is warm into October and the terraces are usable all day. Winter lets from November to March are priced monthly and represent the cheapest way to spend real time here. Beyond season, the variables are bedroom count, whether the pool is heated, and the quality of the view. A villa with a genuinely open panorama over the bay rents at a different level from one looking into the hillside.
Families and groups, mainly, and people who intend to stay a while. If there are six or eight of you, a villa with its own pool and a kitchen you can actually cook in works far better than several apartments. The second group is prospective buyers, and specifically those already fairly sure they want a house rather than an apartment — renting a villa for a season tells you a great deal about whether you want the maintenance that comes with one. The third is people working remotely for an extended stretch, who need a room to work in and a garden to step out into. What a villa here does not suit is a short stay by anyone without a car.
Rental villas are spread across the middle and upper terraces of the urbanisation, which is where the plots are largest and the views widest. That places you five to ten minutes by car from the beach and the Campomanes marina, around ten to fifteen from Altea old town and its restaurants, and roughly fifty minutes from Alicante airport. Calpe is a quarter of an hour north. The internal roads are steep but quiet and well surfaced. For a family stay, two cars is often more comfortable than one, particularly if some of the party want the beach while others want the pool. Supermarkets are down towards the N-332, a few minutes' drive.
Short-term lets require a valid tourist licence, and you should expect to see one referenced for any villa let by the week. Summer dates for the better villas are commonly taken months ahead, so if you need a specific property for a specific August week, book early — availability is genuinely the constraint, not price negotiation. For seasonal and winter contracts there is more room to discuss terms. Deposits are standard and returnable. Check what is included: pool maintenance and gardening are usually the owner's responsibility, utilities usually the tenant's, and on a winter let heating costs are worth understanding before you sign rather than after your first cold week.
