The gap is wider here than in most European markets, because much of the existing stock predates modern building regulations entirely. A new house on this coast typically means aerothermal heating, underfloor heating throughout, ducted air conditioning with heat recovery, double or triple glazing with solar control, and an A energy rating. Running costs are a fraction of an uninsulated eighties villa, and the difference is most obvious in January rather than August. Architecturally the language is contemporary — flat roofs, full-height sliding glazing, open-plan living, ceiling heights around 2.8 metres, and pools designed as part of the terrace rather than added to it.

People who have priced a renovation and decided against it. That is the most common route into this market — months spent looking at older villas, a builder's estimate, and a change of direction. Second-home owners are strongly represented, because new construction needs almost nothing doing to it between visits. Families buying to live here permanently increasingly choose new for the insulation and running costs, having discovered that Spanish winters inside an uninsulated house are colder than the climate suggests. Investors buy new around Benidorm and Finestrat for the letting season and the low maintenance. Buyers who want character and a mature garden should look at resale.
Finestrat and Sierra Cortina hold most of it, on the hillsides between the village and Benidorm, with the AP-7 immediate and Alicante airport 40 to 45 minutes away — the shortest transfer on this coast. Golf Bahía and Balcón de Finestrat are within this cluster, alongside the Villaitana courses. Beyond that, individual developments and one-off villa projects appear in Altea, Calpe, Benissa and along the hillsides, usually in smaller numbers. Plots with licensed projects also come to market in Altea Hills and Calpe's urbanisations, which is a different route to the same outcome and often on a better-established plot.
This is where the process genuinely differs and where care matters. Payments are staged against construction milestones, and Spanish law requires the developer to hold your money in a bank-guaranteed account — verify that guarantee exists in writing before transferring anything, because it is your protection if the build fails. Check the contractual completion date and the remedies if it slips, which are often weaker than buyers assume. Establish exactly what the quoted specification includes; kitchens, pools, landscaping and sometimes air conditioning are priced as extras. On completion the property needs its first occupation licence. Appoint your own lawyer, never the developer's.
