Living up the hill
The villa plots sit across the middle and upper sections of the urbanisation, which means the views are better and the drive is longer. From most of them you are five to ten minutes from the beach and Campomanes marina, ten to fifteen from Altea old town, and about fifty minutes from Alicante airport. The roads inside Altea Hills are steep, well surfaced and quiet, but a second car is normal for a household living here permanently. Deliveries and trades are used to the hillside and know it well. One practical point people miss: garage access on the steeper plots is often via a ramp from the upper road, with the front door a level below, so check how you will carry shopping in.
Before you commit to a villa or plot
If you are buying a plot rather than a finished house, the buildable envelope is defined in advance — maximum occupancy of the plot, maximum buildable area, a height limit of around seven metres over two floors, and setbacks from the street and from neighbouring plots. Some plots come with a licensed project already drawn, which can save many months. On existing villas, ask when the property was last significantly renovated and whether any extension was formally registered, because unregistered additions are common on this coast and complicate resale. Community fees apply to villa plots as well as apartments. We would always recommend an independent lawyer and a survey on any house built before 2005.
