Imagine waking up to breathtaking sea views, basking in year-round sunshine, and indulging in the vibrant Mediterranean lifestyle. Alicante, nestled on Spain’s Costa Blanca, has become a prime destination for American and Canadian buyers seeking second homes, vacation properties, or sound investment opportunities. If you’re dreaming of owning a house in this paradise, our guide will walk you through everything you need to know to buy property in Spain with ease and confidence. Why Alicante Should Be Your First Choice Alicante offers an irresistible blend of natural beauty, modern conveniences, and exceptional value. From its golden beaches and charming villages to its cosmopolitan city centers, the region caters to every lifestyle. It’s not just about the stunning coastline; the province of Alicante boasts a mild climate, world-class gastronomy, and easy access to international airports and high-speed trains. For those looking to buy property in Spain, Alicante provides a variety of options. Choose from luxurious villas perched on cliffs, rustic countryside homes, or sleek modern apartments with panoramic sea views. Best of all, the region offers excellent value for money compared to real estate prices in the USA and Canada, making it an attractive choice for buyers. The Buying Process Made Simple Navigating the Spanish property market can feel daunting, especially for first-time international buyers. With the right guidance, the process is straightforward and rewarding. Here’s how it works: 1. Start with Expert Guidance The first step is partnering with a trusted local real estate agency, like Elena Hills. Our bilingual team has extensive experience helping American and Canadian citizens buy property and will guide you every step of the way—from identifying the perfect house to handling all the legalities. 2. Legal and Financial Preparation To buy property in Spain, you’ll need a NIE (Número de Identificación de Extranjeros), a tax identification number required for property transactions. If you’re planning a significant investment over €500,000, you might also qualify for Spain’s Golden Visa program, which offers residency benefits to foreign buyers. However, the Golden Visa program is still in force but will be terminated soon, so now is the perfect time to act if you want to secure these advantages. Don’t miss out on this valuable opportunity—rush to make your purchase before the program ends! Opening a Spanish bank account is essential for transferring funds, and it’s also wise to consider currency exchange services to minimize costs. You’ll need to budget for additional expenses, such as transfer taxes, notary fees, and property registration costs, which typically amount to 10–12% of the purchase price. If you’re considering financing your purchase, Spanish banks offer competitive mortgage options to international buyers, though requirements may differ from those in the USA or Canada. 3. Securing Your Property Once you’ve found the right property, the next step is to sign a reservation agreement. This agreement outlines the main terms of the purchase, including the agreed price and the time frame for completing the transaction. A reservation deposit is paid at this stage to take the property off the market, showing your commitment as a buyer. This deposit is typically held in the agency’s escrow account for added security. Following the reservation, a private purchase agreement is typically signed between the buyer and the seller. This contract will usually involve paying a 10% deposit of the agreed price as part of the commitment to proceed with the transaction. Finally, at the closing stage, the purchase deed (Escritura Pública) is signed before a notary, officially transferring ownership to you. 4. Navigating Common Challenges Buying a property abroad can present challenges, but with the right support, it’s a smooth and rewarding experience. Spanish real estate terminology and practices may differ from what you’re used to in the USA or Canada, and local regulations can be intricate. That’s why at Elena Hills, we accompany you throughout the entire process, ensuring every detail is handled with care. We guide you to the right people to obtain all the necessary documents and refer you to trusted local lawyers who are well-versed in the legal specifics of the area. We also collaborate with registered translation companies to ensure that all documents are properly translated, and we help organize inspection reports to verify the property’s condition. Additionally, we support you by offering our true, unbiased opinion to help facilitate your right choice. Moreover, we can refer you to local architects, contractors, builders, interior designers, and furniture retailers to transform your property into the home of your dreams. Our goal is to ensure you feel supported and confident every step of the way. It’s also essential to verify the property’s legal status to ensure a smooth purchase. At Elena Hills, we prioritize due diligence, ensuring all paperwork—such as title deeds and certificates—is in order before proceeding. 5. Insider Tips for a Smooth Experience Work with Local Experts: A bilingual agency like Elena Hills bridges the gap between cultures and simplifies the process. Visit the Property in Person: Photos are great, but nothing compares to experiencing the house firsthand. We also offer video tours and real-time remote visits through FaceTime, WhatsApp, and other platforms. The Benefits of Granting an Exclusive Mandate to a Real Estate Agency When selling a property, one of the key decisions a homeowner must make is whether to grant an exclusive mandate to a real estate agency. But what exactly does this mean, and why is it beneficial for sellers? Let's explore the advantages of this approach. What Is an Exclusive Sales Mandate? An exclusive sales mandate means that a homeowner grants a single real estate agency the exclusive right to market and sell their property for a specified period. During this time, the homeowner agrees not to engage any other brokers or agencies for the sale of their property. However, this doesn’t exclude the possibility of other agents participating in the sale. In fact, many successful transactions result from collaboration between agencies. The difference is that all negotiations and communications are managed through one primary agency. Advantages of an Exclusive Mandate A Single Point of Contact By working with one agency, the seller has a single, dedicated point of contact who is fully responsible for marketing and selling the property. This agent will build a relationship of trust with the homeowner, providing consistent updates and personalized service throughout the process. Stronger Market Position If the same property is listed by multiple agencies at different prices or with varying descriptions, it can harm the property's image and complicate negotiations. An exclusive mandate ensures a unified marketing strategy and presenting the property in the best possible light. Security and Peace of Mind An exclusive agent from our agency will know your property inside and out, including its title and legal status. This knowledge ensures that all aspects of the sale are handled professionally, reducing the risk of complications and ensuring a secure transaction. Faster Sales Process Our real estate agency will dedicate more time and resources to marketing your property. We will design a tailored marketing strategy, including professional photography and videos, paid advertising on property portals, and social media campaigns, which increases the property’s visibility and attractiveness to buyers. Increased Exposure With the assurance of an exclusive mandate, the agent is more likely to invest in comprehensive marketing efforts, knowing that their efforts are protected. This includes higher-quality advertising and broader exposure, ultimately leading to more interest in the property. Better Sale Price With an exclusive mandate, there is a single market price for the property, providing clarity and transparency for potential buyers. This consistency can lead to better offers and a smoother negotiation process. Qualified Buyers Only The exclusive agent will thoroughly choose potential buyers, filtering out those who are not serious or financially capable. This means that the seller will only deal with qualified buyers, making the sales process more efficient and reducing the likelihood of deals falling through. Building Trust An exclusive mandate fosters a trust-based relationship between the homeowner and the real estate agent. The homeowner can feel confident that their property is in good hands, knowing that one responsible party is managing all aspects of the sale. Common Myths About Exclusive Mandates Myth 1: "The More Agencies Involved, the Faster the Sale." Contrary to popular belief, working with multiple agencies can actually hinder the sale. It can dilute the marketing effort and damage the property's image. When a property is marketed exclusively, the agent is fully committed to achieving the best result in the shortest time. Myth 2: "I Lose Control Over the Sale." This is not true. The homeowner remains in control of the sale at all times. The exclusive mandate does not mean that decisions are made without the owner's consent. Instead, it allows the agent to use their expertise to negotiate the best possible terms, always with the owner's approval. Myth 3: An Exclusive Mandate Reduces Exposure. Exclusive doesn’t mean out of sight. We tap into our broad network and implement targeted marketing strategies to ensure your property receives maximum exposure and captures attention in the market. Myth 4: "It Takes Longer To Sell With An Exclusive Mandate." A sole mandate often results in quicker sales. The targeted marketing efforts and the exclusivity of the listing can draw in serious buyers more efficiently, leading to a faster selling process. Conclusion Granting an exclusive sales mandate to our real estate agency allows us to focus on your property with the professionalism and dedication it deserves. By applying specialized techniques and strategies, we can effectively target potential buyers and investors, ensuring a successful sale of your property. When you entrust us with an exclusive mandate, you are not just hiring an agent; you are gaining a partner who is committed to achieving the best outcome for you.
Regarding the tourist license, it's important to note that as of August 2024, new regulations in Altea and the Valencian Community stipulate that licenses are now tied to the property owner rather than the property itself. This means that upon sale, the new owner must apply for a new tourist license. In other words, when the property is sold, the new owner can no longer inherit the license. Some additional points of note under the new law: The tourist license is now valid for 5 years, after which it must be renewed. New applications after August 2024 require approval from the Homeowners Association, which can reject tourist rentals. Changes such as renovation, new ownership, or other property modifications will require a new application. This new regulatory framework emphasizes stricter control and oversight over tourist rentals, aiming to increase quality and ensure compliance with safety standards. If the seller had a tourist license that wasn’t renewed, a new application would need to be filed by the buyer. Currently Altea has suspended the issuance of new tourist licenses. This suspension began in July 2024 and is expected to last for one year. The pause is made to create a more balanced approach to tourism in the area. Take into account that a tourist license is required for a rental activity aimed at tourists, regardless of the duration of the stay. If the rental is made to cover the need for housing for a specific period of time (examples: holiday season, work season, teaching season, ski season (referred to as "Alquiler de Temporada"), then a tourist license is not required, even if the rental is short-term. Given the current situation with tourist licenses, we are pleased to offer our agency´s rental services, which focus on seasonal leases rather than tourist rentals. This approach provides a flexible and practical solution for temporary housing needs, allowing the owners to secure accommodation without the complexities of obtaining a tourist license.
It’s no surprise that visitors to Altea often return time and time again. Roof and Structure While features like a pool or garden are essential, don't forget about the roof and other structural elements. The roof protects your home from external elements, so checking its condition and ensuring its integrity is crucial when considering properties for sale in Spain. 2. Foundation A house’s stability rests on its foundation. Make sure to inspect it thoroughly for cracks, fissures, or any signs of damage. The foundation is critical, especially in regions like southern Spain where the terrain can affect the structure. 3. Sewerage System Never assume the sewerage system is functioning perfectly. Ensure you check it, as a malfunctioning system can lead to significant problems. This is a point not to be overlooked when buying any property in Spain. 4. Home Insurance Claims Inquire about any claims or incidents filed with the home insurance. This information can provide insights into issues with the house that might not be immediately visible during a viewing. 5. Electrical Wiring If you're looking at an older house in Spain, pay attention to the condition of the electrical wiring. If the wiring is outdated, it might need a complete overhaul for safety and to avoid potential future costs. This isn’t necessarily a dealbreaker but should be factored into your decision. 6. Basement Condition In homes with basements below ground level, humidity and other issues can arise. During your visit, carefully check for dampness, odors, and stains, as these can indicate potential long-term problems. 7. Windows and Insulation The condition of the windows plays a significant role in energy efficiency. Poorly sealed windows can lead to high electricity costs, especially when maintaining the comfortable indoor climate typical of a luxury villa or premium house. Spain Government Finally Approves the Digital Nomad Visa and Publishes Startup Law On December 22, 2022, the Spanish government approved the Startup Law aimed at boosting the country’s entrepreneurial ecosystem, and as of 2023, they began issuing Digital Nomad Visas. This new law has revolutionized Spanish legislation, particularly in relation to entrepreneurship and the startup world. The main goals of the law are: To foster the creation of new, high-growth tech companies. To attract foreign investments and talents. To turn Spain into a hub for international entrepreneurship. To achieve these objectives, the government is offering various tax incentives to startups and foreign workers, alongside a new visa for digital nomads and remote workers moving to Spain. If you work remotely for an international company or as a freelancer with a verified income source, this new visa is the ideal option for you! You’ll be able to continue working remotely while enjoying Spain's unique lifestyle, full of sunshine, the sea, beautiful landscapes, and delicious local cuisine! Benefits for Foreign Entrepreneurs The most obvious benefit is that for those who meet the requirements of the new law, obtaining a residence permit in Spain will be much simpler and faster. There are two main scenarios: Apply for the residence permit as a digital nomad directly from Spain within the first 90 days of your tourist visa. Start the process in advance by applying at the Spanish consulate in your home country. In the first case, you will receive a 3-year residence card, which can be renewed every 2 years. After 5 years, you can apply for permanent residency, and after 10 years, Spanish citizenship, all directly from Spain. If you start the process from your home country, you will be issued a one-year visa, which can later be converted into a 3-year residence card once in Spain. One of the main features of this visa is that it’s officially approved under the Entrepreneurs Law (Law 14/2013). This means: Accelerated application processing in just 20 business days (compared to the 3 months required under the general process). You can include your family members in the application, so they can receive the same residence permit as you. Time spent in Spain with this residence permit counts toward permanent residency and the eligibility for Spanish citizenship. You can also work for a Spanish company or client, provided that the income you receive from that company does not exceed 20% of your total income. Tax Benefits In addition to the above, applicants for the digital nomad visa can benefit from a favorable tax regime offering greater flexibility in paying non-resident income taxes (the taxes foreigners must pay when their economic interests are located outside Spain). This means a reduction in taxes for remote workers: for incomes up to €600,000, the tax rate is a flat 24%, instead of the progressive rate that can reach up to 48%. Moreover, for other taxes, digital nomads will be treated as non-residents for tax purposes. Requirements To qualify for the digital nomad visa, applicants must prove they are international remote workers. This includes demonstrating a long-term employment relationship with an international company (at least 1-year contract). The company must also confirm it allows remote work for the applicant. The company or companies the digital nomad works with must have been operating for at least 1 year. Applicants must show they have a sufficient academic background (university or business school degree) and at least 3 years of professional experience in the field. Additionally, applicants must prove they have sufficient financial resources, amounting to 200% of Spain’s Minimum Interprofessional Salary (SMI) — €25,000, which can be verified with a bank account (even from a foreign bank) or a payslip. What Are the Advantages of Living in Spain for Digital Nomads? The advantages are clear: wonderful climate, friendly and open people, a multinational community, healthy cuisine, great wine, lower cost of living compared to other European countries, better quality of life, accessible healthcare, and 5G mobile internet coverage. Elena Hills Agency offers professional consultations and the necessary contacts to help you obtain your Digital Nomad Visa. We can also assist you in finding the perfect property for your needs! Boosts Metabolism Seawater is rich in iodine, a crucial element for the body’s optimal functioning. Iodine plays a vital role in stabilizing your metabolic system, supporting overall health, and keeping you feeling energized. Promotes Wound Healing The saying "sea water heals wounds" has some truth to it. The sea salts and iodine found in ocean water can aid in the healing of superficial wounds and skin conditions such as acne. However, for deeper wounds or infections, professional medical care is necessary. The healing properties of seawater are beneficial for minor cuts and irritations, providing a natural remedy. Reduces Fluid Retention Swimming or diving in the sea offers significant benefits for those experiencing fluid retention, heavy legs, or varicose veins. The gentle pressure of the water on the body helps stimulate circulation, aiding in the elimination of excess fluid and promoting better drainage throughout the body. Lowers Stress Levels The refreshing sea breeze has a calming effect, naturally boosting serotonin levels and reducing anxiety. Studies show that people who live near the coast experience lower stress levels compared to those who reside farther inland, making the sea an ideal environment for mental well-being.
